     After fourteen years of picking a ton of tenants I have a perfect record. Some years I was picking four to eight tenants a month. During my six years of managing an eighty unit artist live work building full of starving artists I had over 100% rent collection! (yes over 100% is possible) It took me awhile to realize that it was not just luck that enabled me to find good tenants every time. When I did figure out what I was doing and what other managers were not the whole job of picking tenants became pure fun. No more stress, no more mess!!! I quickly learned to love picking tenants.

 


THIS IS NOT MAGIC... BUT MIGHT FEEL LIKE IT IS


     Now I am not talking about magic here or some other hokey system of chanting and burning incense though the results you get may make it feel magic. I had tenants (not ones I had picked) give me one day notice that they were moving out and I always found replacements in time. Like I said above I had over 100% rent collection and for six years of that I was picking any where from four to eight new tenants a month. I loved it then and still do now.


Things I almost never did:


  • Credit checks
  • Phoned their previous landlord
  • Phoned their employer
  • Checked their bank balances
  • Phoned their references
  • Phoned their mom
  • Tossed a coin
  • Consulted an ouiji board


     These checks, though seemingly good, have almost nothing to do with finding Great tenants. In fact these checks scare away more great tenants than they catch. You will learn why in my book. You are also going to find out what you thought was right may very well be actually costing you big time!      Hi, my name is Roy, Thanks for stopping by my site. I am assuming you are a landlord or property manager now or soon to be. If so great you came to the right place. Especially if you want to hone up your "picking tenants" game.



My Quick Story


     Just so you know I am not a writer... nor am I a lawyer... nor am I a doctor. I am just an average guy with an above average ability to pick perfect tenants every time. I have a huge amount of very successful building management under my belt.. After 14 years of picking tenants I still have my one hundred percent rent collection recordI loved picking tenants. I almost always picked PERFECT tenants. When I picked one that turned out to be not quite perfect I just made them perfect. After all any tenant can be converted to a Perfect tenant... if you know what you are doing that is.



Are You a Gambler?


     If you like the rush that comes with using the "coin toss method" to pick tenants then you don't need me or this page. Most landlords have no idea that credit checks and bank balances have almost nothing to do with picking perfect tenants. For my last five years I had to pick anywhere from two up to eight new tenants a month and almost never did a formal credit check on any of them. All rents were paid. I did use my own method to check their credit which was free and took me three seconds and did not require a computer, smart phone or any phone for that matter. I teach this technique in my book.



Bad Tenants


     If you are a landlord then you don't need me to tell you what a nightmare one bad tenant can be. In fact it could be why you are here. One bad tenant can ruin you. This is why picking the right tenants is so vital but not the easiest thing for most. For a lot of landlords or building managers it is a bit of a crap shoot. The truth is it does not have to be though. You just have to learn some of the right stuff. Once you learn the right stuff picking tenants becomes fast, easy and fun.

     This is why I actually wrote this book. So that you could learn to pick tenants easily and without risk or worry. Then once you picked those tenants I teach you how to keep then as long as possible. Usually way longer than most would be able to. After all the less times you have to look for new tenants the better. Especially when you have great tenants.



The Other Reason for Writing This Book


     There was another reason for me writing this book and that was partly because of all the landlords who had called me. They wanted to see if a previous tenant I used to have or still had was any good. It was easy for me to tell that most were terrified of picking a bad one. I wanted to tell them that talking to me was a gamblers move and not the way to pick tenants but opted out. You see no one wants some know-it-all they never met before telling them what to do. I knew if they weren't asking then I weren't telling. Now the only reason I am telling you here is because you are asking. You see I actually felt sorry for a lot of these landlords. Partly because a lot had obviously been shell shocked from previous psycho tenants and could not take another bad one. I could feel the stress radiating over the phone. Sure they were trying to sound cool and on top of the situation but I could tell otherwise. Especially if it was an owner of a single dwelling. Large apartment block owners can handle a few bad apples without breaking the bank but a small operator can be wiped out by just one. I almost never called the previous manager. To me it was a waste of my time mostly because I had far better ways of telling if a tenant was good or not.



This Book is About The Fine Art  not The Five Pointers


     This book is about The Fine Art of Picking Great Tenants. It is not the "five pointers to picking great tenants". You can scoop that free anywhere online with just a bit of surfing. Hell if you got your property for free then maybe the five pointers will work fine for you. I am guessing though that you had to work for your properties like most landlords. No one likely handed it to you on a silver platter. That being the case it would be foolish to gamble your investment by merely following five quick pointers.
